Goal

Diverse Community is an economic development & community revitalization organization focused on nurturing underserved communities. Through our "Community Launchpad Project" we seek to develop a physical facility that will house expanding/mature stage organizations with philanthropic initiatives. The ideal organization, should have one or several focuses around community & economic development and/or developing inclusive social foundations around diversity, inclusion and equity.


Currently, Diverse Community are working with Commerce Bank to secure our targeted building located at 4401 Natural Bridge Ave, St. Louis, MO through corporate donations. The purpose for the facility will be to develop a coworking space/community launchpad that will invite diverse representation in businesses, individuals and more to drive sustainable and scalable impact within the targeted community.


We are partnering with Diverse Culture, who will manage the coworking space and membership operations, as we focus our attention on securing more participants within our career development programs. In addition, we seek to partner with the BALSA Foundation to provide an enhanced small business accelerator for up and coming startups and small businesses.


In order to start renovations on building for both the community launchpad and educational classrooms, we are seeking to raise a total of $2M. Please review the project details below:


Community Launchpad Financial Breakdown:


  • Workplace Studio | Architectural & interior Design/Development
    • Ideation Workshop, Program & Storyboard:  $3,500.00 (fixed)
    • Adjacency Diagram; Space Plan / Test Fit - $12,500.00 (fixed)
    • Architectural Specifications - $22,000.00 (fixed)
    • 3D Rendering Images of designs for marketing purposes - $1,050 (3 images estimate)
    • Furniture, Fixtures & Equipment Specifications - $7,850 (estimated)
    • Pricing Scope Set Drawings, final pricing will be determined by scope of work and detail of drawings required - $6,500.00 (estimated)
    • Interior Design Contract Documents, final pricing will be determined by scope of work and detail of drawings required - $16,000.00 (estimated)
    • Procurement budget/fees will be further defined in the FF&E spec package phase - $70 / hour
  • Startup Cost Breakdown (Further)
    • Startup Costs - $100 - 150/square foot from Shell Condition - $1,400,00.00
    • FFE - Roughly $20/square foot. This is contracted furniture with some creative choices - $224,000.00 (Number could change depending on Test Fit)
    • Hiring In-Person Architect - $10,000.00
    • Permits/Plans - $300 
    • Real Estate Attorney - $10,000 
    • IT Design - $8,000 
    • AV Design - $12,000 
    • Electrical & Mechanical Engineers - $15,000
